Below is a list of frequently asked questions about Homeowners Insurance.

New Applicant Questions

Please note: Current NJM automobile policyholders automatically satisfy the membership requirement.

All applicants must meet NJM's membership eligibility criteria. In order to qualify, you or your spouse must be one of the following:

  • The named insured or resident spouse/civil union partner on a current or previous NJM policy for Personal Auto or Homeowners
  • Currently employed by a member organization of the New Jersey Business & Industry Association
  • Currently employed by the State of New Jersey
  • A current or previous operator of a vehicle insured under an NJM Personal Automobile Policy

To help expedite the application process, it would be helpful to have the following information available:

  • Current Policy Declarations Page
  • Desired coverage amount
  • Mortgage commitment papers

NJM representatives will gladly assist you in determining what other information is required to obtain coverage.

To help you select an appropriate dwelling coverage amount, NJM offers an Insurance to Value Program. The Program is based upon data from the leading provider of building cost information and is designed to calculate the amount of coverage necessary to replace the structure after a total loss.

Though not an NJM requirement, your mortgage company may require that you insure the home for at least the total amount of all loans on the property. To determine your mortgage company's specific requirement, please contact them directly.

NJM recommends that the amount of insurance you select is adequate enough to cover the full value of your investment. To learn more about Insurance to Value, please visit our Home Replacement Cost Program section

Current Policyholder Questions

Because each mortgage company has specific requirements, necessary information can vary; however, requirements generally are:

  • The effective date of the change (closing date).
  • The new mortgagee information (which would include the exact name and address of the mortgage company or bank and indicate if they use a mortgage clause, for example: "Its successors and/or assigns").
  • Loan number (if available).
  • Will you be paying the premium or will it be escrowed (paid by the new mortgagee)?
  • Is your current Dwelling amount sufficient to cover the loan, or do you need to increase your coverage based on the amount of your new mortgage balance.
  • Is a paid receipt required? (If your current premium is not paid in full, you will be required to make payment before a paid receipt can be provided.)
  • Will we be replacing your current mortgagee with this new mortgage company/bank, or listing them as a second mortgagee.
  • We'll need the name, fax number and phone number of the person to whom we need to send your updated Declaration Page and paid receipt. You will receive a copy of your declaration in the mail.

We do offer coverage for a second home located in New Jersey or Pennsylvania. In order to provide you with the appropriate policy and coverage amounts, we will need to obtain specific information regarding the property.
